Importance Of Having Rental Agreement Forms

Regardless of weather you plan on being a landlord or finding a new place to live as a tenant, making sure that you have the proper rental agreement forms signed by both parties is paramount not only to the new relationship - but for peace of mind as well.

So what is a rental agreement form anyways? Well, it is a legal document that a landlord will give to any new tenant that plans on renting form them. It will outline the specifics of the agreement between landlord and tenant, most notably the length of the contract. It also includes specific responsibilities to the landlord and the tenant as terms of the agreement. People have rental agreements to cover themselves legally in case a dispute should occur.

A good rental agreement form will include several different things. It will have the names of both the renter and the landlord and their signatures that they both agree to it. If it is not signed by both parties then it is not valid. It will also include the address of the place that is being leased, as well as the agreed upon amount of rent. Any required security deposit will be mentioned, as well as the conditions that must be met before the security deposit is returned to the tenant.

The agreement will also include who is to pay for the town's water and sewer bills, and weather or not the tenant is responsible for paying the electric and gas bills. It will also say if a pet is allowed or not. They may also have additional stipulations attached.

When entering into a new relationship as either the tenant or landlord, it is very important that you go over any rental agreement before you sign it. Make sure that you know all of your responsibilities as well as the other parties. You do not want to just sign it without reading and later be financially responsible for something you did not take the time to read about.

If you or the other party breaks the rental agreement, then there could be could be consequences. A rental agreement is a legal document that you are signing and can be used in the court of law against you. Likewise if the other party does not adhere to their responsibilities you may use the rental agreement against them. Keep a copy of it in a safe place.

Now that you know what a rental agreement form is, you know why you should have one. It is important to make sure that any place you rent either as the landlord, or the tenant, has a signed rental agreement form by both parties just in case violations to it occur.
